Applications
The owners of Mallard Pointe submitted a final application under Senate Bill 330 to the City of Belvedere on January 26, 2022. After receiving the City’s February 24th Completeness Review of the Mallard Pointe Housing Application, the owners submitted a revised housing application on May 24, 2022.
On January 16, 2024, the owners of Mallard Pointe submitted an alternative Builder’s Remedy application for 70 units at Mallard Pointe. Please read our letter to the community providing further explanation of our decision to submit this alternative plan.
On March 11, 2024, the owners submitted a revised alternative design as part of their current application in response to City and community feedback. The latest alternative for the City’s consideration is organized around a central courtyard and distributes density in three-story townhouse buildings and an apartment building that is reduced in length and mass by nearly 50%.
Proposed Plan
The proposed site plan includes:
40 residences
10 lagoon-fronting “duette” homes
6 lagoon-fronting single-family homes
23 apartment flats across from Community Park
1 accessory dwelling unit (ADU) located above the garage of a single-family home
On-site parking for 102 cars
29 garage spaces in single-family homes and duplexes
46 garage spaces in a semi-subterranean parking structure beneath the apartment building
27 unassigned and apron parking spaces
